Our Proposals

The final plans for the proposed relocation to Hazelwood and redevelopment of The Avenue site have now been submitted to Spelthorne Borough Council, following a six-month period of public consultation. As a direct result of the consultation process a major review of The Avenue scheme was undertaken and the original plans were changed significantly.

Key features of the proposal for The Avenue site include:

  • High quality design - greater alignment with the local area of both the character and high quality of planned new homes. Also, importantly, a commitment to lock these designs into the planning permission through design codes.
  • A number of other much needed community services, including:
    • New care home for the elderly.
    • Inclusion of a site for a new health centre to serve the new and existing community with 50 per cent more car parking space than the existing centre.
  • 194 new homes, of a variety of types and sizes, and significantly down from the 313 first proposed in September 2009, including:
    • 22 detached five and four bedroom houses with 1 or 2 car garages.
    • 16 three bedroom houses.
    • 66 two bedroom cottages with their own back gardens.
    • 90 one and two bedroom apartments.
  • Scheme redesign means the density is now at the bottom of the planning policy requirement of 35-55 dwellings per hectare.
  • The creation of a ‘green heart’ within the site through dedicated play areas.

Key features of the proposed plan for Hazelwood include:

  • High quality building and landscape design that befit the Club's status among the leading clubs not just in England but also in Europe.
  • Sufficient adult and junior rugby pitches to accommodate the growing demand for rugby and other community sports in Sunbury. The professional team will continue to play their games at the Madejski Stadium and will use Hazelwood for training only.
  • A 3G artificial grass pitch, the first in Spelthorne, available for community use.
  • Increased access to the new facilities for the local community, clubs and schools.
  • Improved changing facilities including separate changing rooms for amateurs, professionals and officials, be they male or female.
  • A serviced bar and lounge with dining facilities, which will overlook the playing fields to the west, and a terrace for outdoor viewing, barbeques and family events - also available to the local community.
  • Car parking for 150 cars with overspill capacity for an additional 100 and 50 new cycle spaces.
